QDB SRL is developing Winimo, a PROPTECH company aiming to rethink access to property ownership in Belgium while providing an alternative solution for certain real estate properties that are difficult to commercialize.
In a context where real estate prices and interest rates are making access to property ownership increasingly complex, Winimo proposes a hybrid approach between gaming, digital competition and real estate. The model also aims to facilitate the sale of certain properties coming from new constructions or presenting a low level of energy performance.
At the same time, spending related to gaming and gambling continues to grow, particularly on digital platforms. Winimo positions itself at the intersection of these trends by offering skill-based games allowing users to win financial rewards and, potentially, a real estate property.
The project has been developed for several years by a team active in the development of the model and its operationalization.
The Winimo concept
Winimo is a web-application of skill-based games.
The operation relies on a simple mechanism: the player purchases access to a competition, participates in an accessible game, improves their score if they wish, then progresses in a ranking updated in real time. The best players win the rewards.
Unlike traditional models based solely on chance, Winimo seeks to introduce a logic of performance and progression. The better a player performs, the more they progress in the ranking.
Each competition lasts up to 21 days or closes as soon as the planned number of participations is reached. The rewards are distributed to the top 200 players in the ranking.
Depending on the participation level reached, the model provides either:
one real estate winner and 199 cash winners;
or only cash rewards.
The rewards evolve in real time depending on the number of participations registered.
Playfunding
Winimo introduces the concept of “playfunding”, an approach bringing the mechanisms of crowdfunding closer to those of competitive gaming.
Each participation contributes to a collective objective while maintaining a potential individual reward. The player participates in a competition, improves their performances and may win financial or real estate rewards.
The reward grids are directly accessible in the application and evolve in real time according to the participation volume.
Project development
The Winimo project originates from an initiative relayed in 2021 in Canada, when a property owner gave away their house through a lottery system.
The idea was then reworked and adapted to the Belgian market in order to build a legally compatible and operational model. Several years of research, development and adjustments were necessary in order to structure the user experience, the business model and the technical environment.
The project notably benefited from:
discussions with legal and technical partners;
a first proof of concept;
validations from the Gaming Commission regarding the model and the proposed games;
as well as several public tests carried out at the end of 2025.
Winimo also benefits from a retail partnership with Prodipresse to support its physical distribution.
An offer already operational
Winimo currently offers three games developed around a logic of simplicity and accessibility.
The user experience allows users to:
try the games before participation;
replay in order to improve their score;
follow rankings and rewards in real time.
At this stage, two competitions have already been organized with more than 150 winners and rewards ranging from €20 to €864. A third competition is currently ongoing.
The model already shows initial engagement indicators, with approximately 30% of players replaying within the same competition.
Infrastructure and distribution
Winimo relies on an infrastructure developed around several technologies, notably ODOO, Flutter and Unity. A proprietary backend allows the management and administration of competitions.
Alongside its digital commercialization, Winimo is also developing a retail distribution strategy through its partnership with Prodipresse. A first testing phase is currently being conducted in several bookstores.
