Creation of a boxing gym and extension of changing rooms

The municipality of Etterbeek is launching a participatory financing campaign (crowdlending) to support the construction of new sports facilities located on either side of the Guy Thys Stadium.
Concretely, your support will make it possible to create a boxing room, a room dedicated to gentle sports, additional changing rooms, as well as a multipurpose space to host a homework school. This major project aims notably to meet the pressing demand of the local youth, stakeholders working in this sector, and sports clubs to have complementary infrastructures, while contributing to the well-being of the whole community.
The Guy Thys stadium project is also fully in line with the town's policy of reducing greenhouse gas emissions, which is based in particular on the transformation or construction of exemplary, sustainable public facilities.

The construction of new sports facilities located on either side of the Guy Thys Stadium
The Guy Thys Stadium – located at Rue Baron Dhanis No. 5 in 1040 Etterbeek – is undergoing expansion works aimed at constructing, on either side of the current stand, a boxing room and a room dedicated to gentle sports (left side), as well as more spacious changing rooms for the football club and other sports disciplines and a new multipurpose room intended to host a homework school (right side).
The project also includes energy performance requirements (EPB) corresponding to an EPB label A- and represents a mandatory performance obligation for the companies carrying out the works. That’s why the following energy systems are planned to optimize the building’s consumption: a heat pump per building, a dual-flow ventilation system, photovoltaic panels and solar thermal panels.
Two 20,000-litre water tanks are also planned, one near the boxing room extension, the other next to the changing rooms. They supply toilet flushes, the laundry room and are used for irrigation and cleaning of the surroundings.

Detailed program
A/ Boxing room
The extension located to the left of the existing stadium concerns the construction of a two-storey structure, which includes a reception area with sanitary facilities, a multipurpose space intended for neighborhood activities (ground floor), and a room dedicated to combat sports (upstairs). The floor area of this project is 472 m².
The proposed new building fits perfectly into the surrounding built context and respects the privacy of the existing houses on Rue Baron Dhanis facing the stadium.
The project also includes a series of interactions with the existing structure and the football club. Thus, the entrance hall of the new facilities connects to the corridor of the changing rooms. It is also planned that these changing rooms be shared between the football club and the new building, which limits the surfaces to be built and thus the costs of the project. Upstairs, a connection is made with the terrace of the refreshment bar, which makes it possible to share the existing PRM access and facilitate access to the boxing room during sports demonstrations or competitions.
A new volume created at the bottom of the plot includes a new ticket office for the stadium, a covered parking area with 16 bicycle spaces accessible to users of the various stadium functions, and a technical room. This low volume is covered with an extensive green roof.
B / Extension of the football club changing rooms and multipurpose room
The building extending the changing rooms is located to the right of the existing stadium, aligned with the building’s front and rear facades. Upstairs, the building includes a room for the secretariat, a multipurpose space and a storage area. On the ground floor, two large changing rooms (25 people), a small changing room (referees), a physiotherapy room, a laundry room, an equipment storage room and sanitary facilities are planned. This extension takes the place of the current storage premises which have poor construction or architectural qualities. The floor area of this set is 393 m².
The project is connected to the existing volume but also has a separate entrance (PRM accessible) to allow independent operation (notably for activities such as the homework school, neighborhood meetings, etc.).
The at-grade PRM access also allows access to the football club’s refreshment bar, as well as the upper floor of the boxing room. The creation of this unified built front (boxing / existing football / changing room extension) plays a role in reducing noise pollution related to football.

C / Interventions on the existing building
The main intervention consists of closing the volume of the existing entrance hall, which is covered by the volume of the first floor. Installing frames – doors and windows – on the front and rear facades will include the circulation areas of the ground floor in the heated volume, thereby improving the compactness of the building and limiting energy losses.
D / Other developments and greening
A landscape development is planned behind the PRM ramp (starting from the top of Rue Baron Dhanis) and provides a transition to the football field below. It is terraced and planted with a mixture of native shrub species. The hedges in front of the existing building are preserved. The row of trees is completed in front of the boxing room.
Bicycle racks are installed in front of the project. These bicycle spaces complement the volume housing a covered bicycle parking area proposed at the bottom of the site. The roof of the volume will be covered with an extensive green roof.
On the rear facade, starting from the top of the site, a new permeable area (more than 70 m²) is created to replace the asphalt square in front of the changing rooms. It consists of a mixture of native shrub species offering privacy for users.
Materiality
The materials are similar to those of the existing stadium infrastructure to unify all the buildings and respect the architectural unity of the Coquilhat neighborhood located opposite the project.
The facades of the two new buildings are treated identically: a durable base in light grey textured concrete at ground floor level and a vertical open wooden cladding for the upper part.
Project objectives
· Improvement and expansion of sports facilities on either side of the existing "Guy Thys Stadium"
· Diversification of the sports offering on the municipal territory and, more specifically, activities aimed at young people and local residents
· Continuation of the municipality's low-carbon policy, through the construction of a set of more sustainable and energy-efficient buildings
Estimated costs and sources of financing
The expansion project of the Guy Thys Stadium is estimated at 3.6 million euros incl. VAT (excluding price revision and statements). The financing sources are currently distributed as follows:
· Grant by Brussels Local Authorities as part of the Triennial Sports Infrastructure Plan for an amount of 1.8 million euros incl. VAT; · Balance to be financed through crowdlending (citizen loan) for a maximum amount of 1,460,000 euros incl. VAT. - Financing of the balance from own funds (400,000 euros or more).
The contractor has been appointed. The start of construction is scheduled for 2025.
