A new culture of living

ALMO operates in the modular housing sector and develops projects that challenge the conventions of traditional housing. The company designs modules that offer a memorable experience, with freedom of use at their core.

Based on a responsible design featuring a timber frame and bio-based insulation, ALMO offers living spaces that are sustainable, healthy and pleasant to live in.

By offering an original, surprising, functional and environmentally responsible alternative, ALMO is establishing a new culture of living: living better and differently, with more meaning, more emotion and a memorable experience.

The situation

The higher-education cluster in Hainaut brings together more than 30,000 students, while the supply of student accommodation remains limited: UCLouvain has 170 units for its Mons campus. On the Belgian private market, the average rent for student accommodation is approximately €475 per month, excluding charges, for housing stock that is often old and energy-intensive.

As regards tourism, Mons had no longer offered any open-air accommodation since the closure of the Waux-Hall campsite, which had been abandoned for more than ten years.

Project 1: Modular student housing — UCLouvain FUCaM Mons

In partnership with UCLouvain FUCaM Mons, ALMO is pioneering a new student housing model in Belgium. Faced with a structural shortage of quality accommodation in the Mons region, ALMO is deploying comfortable, energy-efficient timber modules designed to foster community living.

Conceived as an alternative to traditional apartment blocks stacked one on top of another, these spaces prioritise students’ quality of life, privacy and well-being, while encouraging interaction and community living.

Phase 2: Academic year 2027–2028

Following the granting of the permit by the City of Mons, up to eight new housing units can be installed.

Given the success of the first phase and the waiting list established by the university for prospective tenants, ALMO is well positioned to launch this second development phase for the 2027–2028 academic year.

Ultimately, the site will comprise 10 units accommodating 20 students.

For the following academic year, the occupancy rate has already been confirmed at 100%, as has the monthly rent per student, namely €450 per month.

Project 2: Bobble unusual accommodation — Waux-Hall campsite, Mons

ALMO has obtained the concession to redevelop the Waux-Hall campsite in Mons, a site that had been abandoned for more than 10 years and is located a 15-minute walk from the city centre. The project is creating Wallonia’s only urban campsite, centred around the Bobble concept. A 50-year lease has been signed with the City of Mons, with rent of €90 per month for 4,000 m² — an exceptional competitive advantage.

Phase 2: First quarter of 2027

The project plans to install eight additional accommodation units, including two modules similar in shape to those from the first phase and six tree-house-style units.

Each unit will have its own theme, offering a differentiated experience and encouraging repeat stays.

Current status of the company

Four units are currently in operation. The two student accommodation units opened in September 2024 have had no vacancies over three consecutive academic years. The two unusual accommodation units opened in July 2025 have achieved an average occupancy rate of 80%, with ratings of 4.8/5 on Airbnb and 8.6/10 on Booking.com.
