Two attractive and complementary markets

ALMO operates at the intersection of two structurally growing sectors: student housing and experiential tourism. These two segments offer complementary characteristics: recurring and stable income on the one hand, and higher, more dynamic returns on the other.

Market 1: Student housing

The Belgian student housing market is characterised by a structural imbalance between supply and demand, particularly in university cities. In Mons, the presence of UCLouvain and UMONS generates sustained demand, while the supply of quality, affordable housing remains insufficient. This tension creates a favourable environment for alternative solutions such as modular housing:

  • Faster deployment than traditional real estate developments: 3–6 months compared with 2–3 years;
  • A simpler planning permission process;
  • Construction costs 30–40% lower than those of equivalent traditional housing;
  • Lower ancillary costs, such as notary fees and property tax;
  • Flexible installation on underused sites, such as campuses and university brownfield sites;
  • Institutional partnership with UCLouvain: the university ensures occupancy, resulting in minimal rental risk;
  • Potential expansion to Brussels, Louvain-la-Neuve, Liège, Namur and Ghent using the same replicable model.
According to Kotkompass 2025, Belgium has an estimated shortage of 70,000 student accommodation units.

Market 2: Unusual and experiential tourism

Experiential tourism has undergone a profound transformation since 2020. Travellers are seeking unusual accommodation, immersive experiences and stays focused on well-being and digital disconnection. This premium, high-value-added segment represents a major growth driver for ALMO.

  • Wallonia’s only urban campsite, located a 10-minute walk from the centre of Mons;
  • A 50-year lease with the City of Mons, providing exceptional security of tenure at €90 per month for 4,000 m²;
  • Growing tourism in Mons, which was European Capital of Culture in 2015 and continues to benefit from tourism investments;
  • A premium unusual-accommodation positioning that remains underdeveloped in Belgium;
  • Multi-channel distribution through Airbnb, Booking.com and a direct website, providing international visibility.
